Flor De Maria McNally is an award-winning Realtor, a mother of six and the owner of Real Estate Mega Moms, a coaching and community company for more than 30,000 women in real estate. A Realtor whose business runs on word of mouth

There are two broad ways to build a busy real estate business: pay for attention, or earn it from people who already trust you. Flor chose the second. It grew from significant debt into a multimillion-dollar business without chasing leads or begging for referrals. Going from $350,000 in debt to debt-free shaped her message

At one point Flor and her husband owed $350,000. They became debt-free by building a referral-powered business while raising their six kids, and that history explains why her teaching is so practical about money and time. A mom with a mortgage and a carpool schedule can't afford a model that needs a large monthly lead budget or unlimited evenings on the phone. What she can afford is to call one past client, remember a closing anniversary or introduce a buyer to a lender she trusts. Those actions are small and cheap, and repeated week after week they compound into steady business. It is the kind of growth that works when there is no margin for anything else.

Intentional care is the idea at the center of her work

The core of Flor's teaching is the magnetic business. Instead of chasing strangers, you take intentional care of the people already in your world, and referrals and repeat business come to you as a result. Care here is specific rather than sentimental: knowing which clients have a child starting kindergarten, checking in when a past buyer's home goes through its first winter, tracking who referred whom so you can thank them properly. In her words: "You don't have to chase success. You can attract it." The approach asks for consistency more than charisma, which is why it appeals to agents who dread cold outreach.

She organizes a business around five groups of people

On stage at Keller Williams events, Flor sorts the people who send an agent business into five groups: past clients, current clients, friends, allied resources and agent partners. Allied resources are the lenders, inspectors, title officers and vendors you work beside. Agent partners are other agents who can refer clients to you across town or from another state. The list turns "build relationships" into something you can actually work through: open your database and ask which group you have neglected this month. Stop Asking for Referrals lays out her relationship-first approach in full.
