Is a Done-for-You Real Estate Systems Build Worth It?
An honest look at when a done-for-you systems build is worth it for a real estate agent, and when it isn't, from Flor De Maria McNally and Real Estate Mega Moms.
A done-for-you systems build is worth it when time, not knowledge, is what's stopping you: you know which system you need, it has sat on your wish list for months, and every new client pulls you back into the day to day before you can build it. It isn't worth it if you'd rather learn to build systems yourself, or if you can't make time for your part of the work. That's the honest test behind the Magnetic Systems Build, the done-for-you program in which Flor De Maria McNally, owner of Real Estate Mega Moms, personally builds one system for an agent's business.
Most agents already know which system they're missing
The problem is rarely that you don't know what's broken. Client details live in your inbox, your notes app and your head. Follow-up happens when you remember, not when it matters. Every closing gets handled a little differently, and past clients haven't heard from you since the day they got their keys. You may have watched the tutorials and paid for the software. Then a closing, a sick kid or a new listing took the week, and the system went back on the list. None of that is a character flaw. Building a system is a project, and an agent's days are made of interruptions. The only real question is who does the building.
There are three ways to get a system, and each one costs something
Building it yourself costs the least in cash and the most in evenings. You'll understand every piece, but it gets built between closings, which can mean months or never. Handing it to an assistant works well if they've built one before; if they haven't, the system tends to fit how they work rather than how you do. A done-for-you build costs money instead of time, and it's built by someone who has done it before. None of these is the wrong answer for everyone. The right one depends on which you have less of right now, hours or budget, and on whether you actually want to learn the craft.
What the Magnetic Systems Build includes
Flor builds one system in one of five areas: new client intake and database transformation, buyer agreement signed to post-closing, listing agreement to post-closing, events and marketing, or a showing partner system. The work runs in three phases. First comes a discovery deep dive into how that part of your business runs today. Then Flor designs and builds the system around how you actually work, with your platforms connected so the pieces talk to each other. Last, you test drive it in your real business, followed by an implementation call where anything that felt off gets fixed. It takes about 4 weeks from discovery to a working system, at $5,000 one-time.
Your part is small, but it isn't zero
Done for you doesn't mean done without you. You attend one discovery session, use the system with real clients during a test run, and join one implementation call. Each of those matters. Discovery is where your actual habits, tools and sticking points come out, and a system built without that conversation is built on guesses. The test run is where you notice the email that sounds too stiff or the reminder that fires a day too early. The implementation call is where those get fixed. If your calendar can't hold those three commitments in the coming month, wait until it can. A rushed build helps no one.
How to work out whether a build pays for itself
Treat it as math you do with your own numbers, not a promise anyone can make for you. Start with lost business: your average commission per closing, multiplied by the closings that slip or stall each year because something was missed. Then add time: the hours a week you spend on this area by hand, multiplied by what an hour of your time is worth and the weeks you work in a year. Compare the total with the price. Use honest figures, not hopeful ones. The free estimator on the Magnetic Systems Build page runs the same calculation. If the result comes out small, that's a useful answer too.
When a done-for-you build is the wrong choice
Skip it if you want a course. The build isn't a set of tutorials; Flor designs and builds the system, and you test it. If learning to build workflows is something you'd enjoy and have time for, the book Stop Asking for Referrals and its companion workbook, the Magnetic Agent Blueprint, give you the thinking to do it yourself, and you can find both at the book page. Skip it as well if you're looking for a template made for someone else's business, or if the price would strain your budget this season. A system you resent paying for is one you're less likely to use, and doing it slowly yourself is a legitimate path.
Pick the system that costs you the most each week
If you do choose a build, start with the area that eats the most time or drops the most balls. A scattered database, or new clients handled differently every time, points to intake. If your buyer side runs on memory and sticky notes, start there; if sellers keep asking what happens next, start with listings. Events and marketing fit when staying in touch depends on you remembering to, and a showing partner system fits when you want help with showings without clients feeling the handoff. Intake is often a sensible first build, because every later stage depends on what was captured at the start. The intake system article explains why.
The straight answer
A done-for-you systems build is worth it when a system has sat on your wish list for months and time is the only thing in the way. It's not worth it if you want to learn to build it yourself, if you can't make room for a discovery session, a test run and an implementation call, or if the cost would strain this season's budget. Run the math with your own numbers before deciding. If you'd like help choosing which of the five systems fits your business, book a 30-minute consultation with Flor.
